The body corporate rules also apply to a commercial tenant.
Commercial tenants in a unit title complex must comply with:
- the Unit Titles Act 2010
- the Property Law Act 2007
- common law
- other general laws
Most commercial leases may include principal and accessory units. You can only lease accessory units if you lease a principal unit. The body corporate can also lease parts of the common property.

Resolving issues
All tenants must obey the body corporate rules. If a tenant has an issue they should talk to their landlord first.
If the body corporate has an issue with a tenant, they should also talk to the landlord/unit owner first.
